None of your suggestions would work
remind me of a visit to a brokerage house, with a friend who just sold
their home,
had 300K to invest,, ask for recommendations,,
the FIRM suggested 60% bonds and 40% stocks
then I have ask the guy,,
what will happen to my friend portfolio is during the next 5 years interest
rates increase to 5.5% on 3 month t bills
and the guy said,, well the bunds would be down 25%
then I asked,, what about his stocks,, and he said probably down 40%,,
So
if the future is INCREASING rates,, then the ONLY solution is short term
(less then 2 year maturity insured tax free municipals
As rates increase and the bonds mature you re invest at higher rates
