I had this problem after installing a new database once.
The broker.master file was corrupted. Quit AB. Move it out of the
folder. Open AB. It will takes 20 minutes again, but should rebuild the
file and the next time, should open much faster.

There is brokers.master file inside my database folder and I'm
currently using the version 4.70.
The reason you suggest me upgrade to 4.77 is because of below
improvement on 4.75?

demand loading of formulas(on slow, low-end machines loading time
decreases from 10 seconds to just 0.5 second)
