There is brokers.master file inside my database folder and I'm 
currently using the version 4.70.

The reason you suggest me upgrade to 4.77 is because of below 
improvement on 4.75?

กค   Start-up time decreased significantly by implementation of on-
demand loading of formulas(on slow, low-end machines loading time 
decreases from 10 seconds to just 0.5 second)
